Plumbing in Florida: What Differs by City

All Florida cities use the Florida Building Code, and the state licenses plumbing contractors. Permits come from each city.

Older homes often have cast iron drains that corrode under the slab. Miami, St. Petersburg, Fort Lauderdale and Hialeah have many of them.

Homes from the late 1970s to the mid-1990s may have gray polybutylene pipe, which can split without warning. Orlando and Jacksonville have many such homes.

Many cities soften their water before it reaches you. Boca Raton, Hollywood and Plantation use membranes. Naples and Lakeland use lime.

Others stay hard. Tampa swings from about 8 grains per gallon in the wet season to 17 in the dry season.

Newer cities have newer problems. Cape Coral and Port St. Lucie were mostly built after 2000. Cape Coral is still moving some areas from wells and septic to city service.

Near the coast, storms and high tides back up drains, and salt air eats outdoor fittings.

Tallahassee is the exception to mild winters. It gets several freezing nights most years.

Septic tanks are still common in some fast-growing areas. Palm Bay now requires owners to connect to city sewer once it is available, and many Deltona homes still use septic.
